ADU Questions
What is an ADU?
An ADU (Accessory Dwelling Unit) is a secondary housing unit on the same lot as a single-family home. California law recognizes four types: detached, attached, Junior ADU (JADU), and garage conversion. Each type includes a full kitchen, bathroom, and sleeping area. See our ADU services page for project examples.
How much does an ADU cost in Temecula?
ADU costs in Temecula range from $150,000 to $350,000. Pricing depends on:
- Square footage (studio 400 sq ft to full 1,200 sq ft)
- Type (garage conversion costs less than a new detached build)
- Site conditions (grading, utility runs, retaining walls)
- Finishes (standard vs premium cabinetry, flooring, and fixtures)
- Permit and impact fees charged by the City of Temecula
We provide a written, itemized estimate before any work begins. Read our 2026 ADU building guide for a full cost breakdown.
How long does it take to build an ADU in Temecula?
Most Temecula ADUs take 4 to 6 months from permit approval to final inspection. Add 6 to 10 weeks for City of Temecula plan check and permit issuance before construction starts. Design and engineering run 4 to 8 weeks before submittal. Total project timeline from signed contract to move-in is typically 8 to 12 months.
What types of ADUs do you build?
We build five ADU types in Temecula and Murrieta:
- Detached ADUs (standalone units in the backyard)
- Attached ADUs (connected to the main home)
- Junior ADUs / JADUs (under 500 sq ft, inside the main home)
- Garage conversions (existing garage converted to living space)
- Interior additions (conversion of interior square footage)
Full project examples are on our ADU portfolio page.
Do you handle ADU permits and city approvals?
Yes. Every ADU in the City of Temecula requires a building permit from the Building and Safety Division. The permit package includes architectural plans, structural calculations, Title 24 energy compliance, and site plans. Woollard prepares and submits the full permit package and manages all plan check revisions through approval.
What are the ADU rules in Temecula and Murrieta?
Temecula and Murrieta follow California Government Code Section 65852.2. Key rules include:
- One ADU and one JADU allowed per single-family lot
- Detached ADUs up to 1,200 sq ft on most lots
- Minimum 4-foot side and rear setbacks
- No owner-occupancy requirement for ADUs permitted after January 1, 2020
- Parking often waived within a half mile of transit
Read the full breakdown in our 2026 Temecula and Murrieta ADU laws guide.
Can I rent out my ADU?
Yes. California law prohibits Temecula and Murrieta from requiring owner-occupancy for ADUs permitted after January 1, 2020. Monthly rental income for a Temecula ADU ranges from $1,500 to $2,500 depending on size, location, and finishes. Short-term rentals under 30 days are restricted under local ordinances, so long-term rentals are the standard income model.
Does an ADU add value to my property?
Yes. A permitted, finished ADU typically adds $100,000 to $250,000 in appraised value to a Temecula home, depending on size and quality. ADUs also generate monthly rental income, create space for multigenerational living, and expand the home’s usable square footage for resale.
Why should I choose Woollard Construction for my ADU project?
Three things set us apart. First, 35 years of local experience in Temecula and Murrieta. Second, you work directly with Spencer Woollard, not a project manager or middleman. Third, we handle everything from design and permits through final inspection under one roof and one license. Read our full vetting checklist in How to Choose the Best ADU Builder in Temecula.
Bathroom Remodeling
What bathroom remodeling services do you offer?
A full Woollard bathroom remodel covers demolition and disposal, tile flooring and shower surrounds, vanity and countertop installation, walk-in shower or tub replacement, toilet and plumbing fixtures, updated lighting and electrical, exhaust fan and venting, and paint and trim. See bathroom project examples for scope references.
How much does a bathroom remodel cost in Temecula?
Bathroom remodels in Temecula range from $15,000 to $35,000. Pricing depends on bathroom size (half bath, full bath, or primary suite), scope of work, fixture selections, tile work, and any plumbing or electrical relocations.
How long does a bathroom remodel take?
Most bathroom remodels in Temecula take 3 to 6 weeks from demo to final walkthrough. A full primary suite remodel with custom tile and plumbing relocations runs 6 to 8 weeks. We provide a written schedule at contract signing and update you weekly.
Can you convert a tub into a walk-in shower?
Yes. Tub-to-shower conversions are one of our most requested bathroom projects. A standard conversion takes 2 to 3 weeks and costs $8,000 to $18,000 depending on tile, glass, and shower pan type.
Room Additions and Lofts
Do you build room additions in Temecula?
Yes. We build single-story and second-story room additions across Temecula and Murrieta. Common additions include primary suites, family rooms, home offices, and additional bedrooms. See our room addition page for project examples.
What is a loft addition?
A loft addition adds usable square footage by building into existing ceiling volume or vaulted space. Temecula homeowners use lofts for home offices, study rooms, home gyms, libraries, and guest spaces. Our loft portfolio shows completed projects.
How much does a room addition cost in Temecula?
Room addition costs in Temecula start around $250 to $400 per square foot. A 400 sq ft addition typically runs $100,000 to $160,000. Second-story additions cost more due to structural work. We provide a written estimate after a free site visit.
Permits, Timeline, and Process
What is your project process?
Every Woollard project follows three phases:
- Design. We meet with you to gather scope, goals, and budget, then develop a design that fits your lot and lifestyle.
- Permit. We complete full construction plans and submit them to Temecula or Murrieta Building and Safety. We follow through plan check until the permit is issued.
- Construction. We build the project and keep you updated weekly through final inspection.
How long do permits take in Temecula?
City of Temecula permit review takes 6 to 10 weeks for ADUs and 3 to 6 weeks for bathroom remodels and room additions. Complex projects with grading, septic, or fire sprinklers take longer. We track every project through plan check and respond to all city corrections on your behalf.
Do I need to move out during construction?
ADU construction does not require you to move out, since work happens outside the main home. Bathroom remodels require you to use a different bathroom during construction, typically 3 to 6 weeks. Room additions are sequenced so you can stay in the home throughout the build.
What warranty do you offer?
We honor the California statutory warranties required under state law, including the 10-year latent defect coverage for residential construction. Manufacturer warranties on appliances, fixtures, and materials pass through directly to you.

What cities do you serve?
Which Temecula neighborhoods do you build in?
We have completed projects in every major Temecula neighborhood, including Santiago Estates, Wine Country, Meadowview, and Morgan Hill.
