What Happens After You Call
A phone conversation first
We ask what you are trying to build, roughly where you are, and what is prompting the project. That takes a few minutes and tells us whether we are the right fit.
A site visit at your property
Spencer walks your lot. He measures setbacks, locates your panel and your sewer or septic connection, checks slope, drainage, and access, and confirms which jurisdiction reviews your permit. For a bathroom, he measures the room and checks the plumbing.
Options and honest numbers
We go through what fits, whether one of our free ADU floor plans works for your lot, what engineering your site needs, and what each route costs. If a garage conversion serves you better than a detached build, we say so.
A written scope
Site work, permits, materials, and labor as separate lines, plus a clear statement of what is excluded. You see where every dollar goes before you commit to anything.

What to Have Ready
None of this is required. All of it makes the first visit more useful.
- Your rough buildable area, if you have measured it. Four feet in from the rear and side fences, ten feet out from the house. How to measure it.
- Whether your property is on sewer or septic.
- Your electrical panel size, printed on the panel door.
- Whether an HOA or community association governs your property.
- Any slope, retaining walls, or hardscape in the area where you want the unit.
