That is a deliberate limit, and here is what it buys you.
Temecula and Murrieta housing is concentrated in a narrow build window. Most of it went up between 1990 and 2006. After a few hundred projects in those homes we can tell you what a 1990s tract bathroom will show us at demolition, and we price the contingency openly instead of hiding it.
Each city in this valley runs its own review. Wine Country parcels split between city and county on the same road. A contractor who works one city and takes an occasional job elsewhere learns those the expensive way, on your project.
We do not do kitchens. We say no to projects outside our service area. Telling you we are the wrong choice costs us a job and saves you a bad one.
Three things we do differently because of what went wrong on earlier jobs.
A full dwelling unit draws real load, and older homes here often run 100 or 125 amp service. Finding that out during rough electrical means a change order and a delay. Finding it out on the first site visit means a line item. Same cost, entirely different experience for the homeowner.
On septic properties in Wildomar and Wine Country, the county decides whether your system carries a second dwelling. That answer moves a budget more than any finish decision. Learning it after you have paid for plans is the worst sequence in this business.
In gated and HOA communities, architectural review comes first. Contractors who submit to the city first pay for a plan set, redesign the exterior after review, then resubmit. We have watched that sequence add four months to a build.
It is a phrase every contractor uses, so here is the concrete version.
The person who quotes your job is the person who runs it. There is no sales team working on commission and no rotating cast of project managers.
You get a direct phone number, not a ticket queue.
Our reputation in this valley is the only marketing that has ever worked for us. After 22 years in one area, a bad job follows you around the Costco parking lot. That is a stronger accountability mechanism than any contract clause.

Every subcontractor on your job is licensed and insured. We do not put unlicensed labor on a residential site.
Look up license B-842038 through the Contractors State License Board. The lookup shows the license status, the classification, the bond, and any complaint history.
Do this for every contractor bidding your project, not only for us. An unlicensed contractor leaves you personally liable for injuries on your property and gives you no recourse when work fails.
We come to your property. In-home or virtual, whichever suits you. There is no charge and no obligation.
You get a proposal with site work, permits, materials, and labor as separate lines. You see where every dollar goes and what is excluded.
Site plan, city permit fees, school fees, and engineering consultants sit outside a construction number. So do soils reports, grading, retaining walls, HOA fees, and utility connection fees on the properties that need them. We say so in writing rather than discovering them in month three.
Not because we skipped a site condition to win the bid. That distinction is the difference between a job that lands on budget and one that does not.
