Meadowview covers 1,175 acres and roughly 900 homes on large lots in north Temecula, 92591. The community association runs an equestrian center, an extensive trail system, a clubhouse, two heated pools, a spa, and tennis and basketball courts.
Big lots and 40 year old homes make this strong ground for both ADUs and full bathroom remodels. License B-842038.
Call (951) 551-6165The lots here were laid out for horses, not for maximum density. That works in your favor.
California caps a detached ADU at 1,200 square feet. Meadowview parcels generally hold that with the required four foot side and rear setbacks and still leave usable yard. Most Temecula tract lots cannot.
Many Meadowview properties already carry a barn, a shop, or a detached garage. Where one has a sound foundation and roof, converting it is faster and cheaper than building new. We assess the structure before recommending a route.
The trail system runs through and alongside a lot of these parcels. Easements limit where a new structure sits. We check the recorded easements on your property before siting anything, because moving a pad after design is expensive.
Meadowview runs a community association. State law prevents an association from prohibiting an ADU on a single family lot, but architectural standards on exterior materials, colors, and roofing still apply.
Matching your existing roof pitch, siding profile, and color palette clears review with far less friction than a design that stands apart from the street. We select materials with the standards in front of us rather than submitting and hoping.
Running these in the wrong order means paying for a plan set, redesigning the exterior after review, then resubmitting. That sequence adds months. We submit to the association first.
Meadowview housing dates largely from the 1970s and 1980s. Those bathrooms are now 40 to 50 years old and many have never been touched.
Step-over tubs, 30 inch doorways, low toilets, small vanities, and supply lines at or past their service life. On a home this age the demolition tells the real story, so we plan for plumbing replacement during rough rather than treating it as a surprise.
Removing a step-over tub and building a curbless walk-in shower is our most requested job in this neighborhood. We slope the pan for drainage, install slip resistant tile, and block grab bars into the framing so they hold real weight. Owners who have been here 30 years want to stay another 30. See our tub to shower conversion work.
Lot sizes here rarely make setbacks the binding constraint, so room additions work easily. A loft addition is an option where you would rather not extend the footprint.
Meadowview sits inside Temecula city limits. ADUs permit through the Building and Safety Division under Municipal Code Chapter 17.23. State law caps the city decision at 60 days for a complete application and requires the city to maintain pre-approved ADU plans.
Some Meadowview parcels run on septic rather than sewer. Where that applies, adding a dwelling unit means proving your system handles the load, which routes through Riverside County Environmental Health. We check this before you spend on design.
We submit to the association, then the city, handle every plan check correction, and schedule inspections.
Trench distance, septic capacity, and panel upgrades are the three items that move a Meadowview budget. See our full ADU cost breakdown.
These are estimated ranges. They cover construction and standard finishes. They exclude site plan, permit fees, school fees, and engineering consultants, plus any soils report, grading, trenching, retaining walls, HOA fees, or utility connection fees your property requires.

“As a plumbing contractor I've worked with a lot of builders over the past 25 years and the truly exceptional ones are few and far between. Woollard Construction is one of the best. We routinely go back to homes they've either remodeled or performed additions to years later for general plumbing maintenance or repairs and the homeowners still speak glowingly of their experience with Woollard construction even decades later. There is only ONE home builder I regularly recommend and that is Woollard Construction.”
“Everything about our experience with Woollard Construction was amazing!! Spencer was fantastic!! He was punctual, professional and great at communicating where we were in every step of the process. Our ADU is beautiful and we are so happy with how everything turned out.”
“We received several quotes before going with him, and his price was extremely competitive, especially considering the quality of his work. I was concerned about having the bathroom be an unusable mess during the remodel, but Spencer left it spotless each time he finished for the day. He communicated clearly every step of the way and was prompt and thorough.”
No. State law prevents a community association from prohibiting an ADU on a single family lot. Architectural review still covers exterior materials, colors, and roofing, so we design to pass the first time.
Often yes, if the foundation and roof are sound and the structure meets setbacks. Converting an existing building skips the most expensive part of a new build. We assess yours on the first visit.
Yes. Recorded trail easements limit placement. We pull the easements for your parcel before siting the unit.
Some are. If yours is, county review of septic capacity comes before design. We check this first because the answer moves the budget more than any finish selection.
We measure your lot, check easements and septic, and tell you what fits. Call (951) 551-6165.
