California allows up to 1,200 square feet detached. Separate entrance, separate utilities, no shared walls, highest rent. On a flat pad this is straightforward. On grade it needs a soils report and engineered foundation design, which we price before design begins.
Rosetta Canyon, Alberhill, and Summerly tract homes have tight side yards where a detached unit will not clear setbacks. A garage conversion works instead. The foundation, roof, and walls already exist, so you add insulation, drywall, plumbing, electrical, HVAC, windows, and an entry door. California prohibits cities from requiring replacement parking for a conversion.
An attached unit shares one wall and costs less than detached because utility runs are shorter. A junior ADU carves up to 500 square feet out of your existing floor plan with its own entrance and a small kitchen. JADUs require owner occupancy. Standard ADUs do not.

Tuscany Hills, Canyon Hills, and Country Club Heights sit on grade. A detached ADU on a sloped pad needs a soils report, engineered foundation work, retaining, and a drainage plan. That cost is labor and engineering, not materials, and it separates a real quote from a low one.
Lakeland Village and the lakefront parcels sit in mapped flood zones. Structures there face elevation requirements and different foundation details. This does not stop a project. It changes the design. We pull the flood map on your parcel before drawing anything.
Water running off a hillside lot has to go somewhere, and a new structure changes the path. A drainage plan protects your foundation and your neighbor's. Skipping it creates a problem that surfaces during the first heavy winter.
Lake Elsinore homeowners get two quotes for the same detached ADU and the numbers differ by fifty thousand dollars. The gap is almost always site work, and the low quote is the one hiding it.
A sloped pad needs a geotechnical report before an engineer will stamp a foundation design. The report tells you the bearing capacity, the expansion potential of the soil, and whether you need caissons, a deepened footing, or a standard slab. Skipping this step means an engineer designs blind or a plan checker rejects the submittal.
Cutting a level pad into a slope creates a cut face and a fill face. One or both usually need a retaining wall. Anything over four feet in height needs its own engineering and permit. This is real construction cost and it belongs in the proposal, not in a change order.
A new pad changes where water goes during a storm. A drainage plan routes it away from both foundations and off the property legally. Lake Elsinore inspectors look at this closely because the terrain makes it matter.
A detached unit 80 feet from the main house needs an 80 foot trench for water, sewer or septic, and electrical. On rock or hardpan that trench costs more per foot. We measure the run on the first visit.

We take the room to the studs. On older homes we check supply lines and drains during demolition and tell you what needs replacing before we close walls. You approve tile, fixtures, vanity, lighting, and layout before demolition starts. Most run three to five weeks.
Pulling a step-over tub and building a curbless walk-in shower is our most requested bathroom job. We slope the pan for drainage, install slip resistant tile, and block grab bars into the framing so they carry weight.
We contain the work area, protect flooring on the path in and out, and clean daily. The rest of your house stays usable.
A room addition extends your footprint. A loft addition builds space above your existing floor plan, which is often the better answer on a sloped Lake Elsinore lot where expanding outward means retaining walls. Both need structural engineering, permits, and inspection.
