California allows up to 1,200 square feet. Older Romoland and Quail Valley parcels often hold a full detached unit with genuine separation. Separate entrance, separate utilities, no shared walls.
The fastest and cheapest route to a legal unit because the foundation, roof, and walls already exist. We add insulation, drywall, plumbing, electrical, HVAC, windows, and an entry door. California prohibits cities from requiring replacement parking for a garage conversion.
Newer developments in Audie Murphy Ranch have tight side yards where an attached unit or garage conversion beats a detached build on both cost and buildability. A junior ADU carves up to 500 square feet out of your existing floor plan. JADUs require owner occupancy. Standard ADUs do not.

Removing a step-over tub and building a curbless walk-in shower is our most requested job in Sun City. We slope the pan for drainage, install slip resistant tile, widen the doorway to 36 inches where framing allows, set a comfort height toilet, and block grab bars into the studs so they hold real weight. Most convert in three to four weeks.
We take the room to the studs. On a 1960s or 1970s home we check supply lines and drains during demolition and tell you what needs replacing before we close walls. You approve every selection before demolition starts.
Audie Murphy Ranch, Menifee Lakes, and Heritage Lake homes are now 15 to 25 years old. Builder grade tile, cracking grout, and fiberglass tub surrounds with water behind them are the usual findings. These remodels focus on upgrade rather than repair. The work runs faster on a newer home because the plumbing and electrical are current code.
Smaller rooms cost less and finish faster, usually two to three weeks. A guest bath is also the low risk way to test working with a contractor before committing to a primary suite or an ADU.
We contain the work area with plastic and zip walls, protect flooring on the path in and out, and clean daily. The rest of your house stays usable.
A room addition extends your footprint for a bedroom, an office, or a larger living area. A loft addition builds space above your existing floor plan when the lot leaves no room to expand outward. Both need structural engineering, permits, and inspection.
