Wildomar detached ADU

ADU Builder and General Contractor in Wildomar, CA

Woollard Construction builds ADUs, bathrooms, and room additions for Wildomar homeowners. Wildomar lots run larger than most of Southwest Riverside County, which gives you room for a detached unit most Temecula tract lots will never fit.

WHY WOOLLARD

Why Wildomar Homeowners Choose Woollard Construction

35 years in construction, 21 in this valley

Spencer started in construction in 1990. Woollard has built in the Temecula Valley since 2004. More than 350 finished projects. Most contractors bidding your Wildomar job have less than ten years behind them and have never pulled a permit at Wildomar City Hall.

One person, start to finish

Spencer walks your property before any number gets written down. He measures your setbacks, finds your panel and sewer or septic connection, checks your slope, and tells you what fits. You deal with him through final inspection. No handoff to a project manager you have never met. More about the company.

Site work priced up front

Wildomar parcels roll. Grading, drainage, and retaining work show up on far more projects here than on flat Temecula lots. We survey the pad and price that work in the original proposal instead of hitting you with a change order in month three. See what past clients say.

ADUS

ADU Construction in Wildomar, CA

An accessory dwelling unit puts a second legal home on your existing lot. Wildomar homeowners build them for rental income, for parents moving closer, and for adult children priced out of the market. See our full ADU services.

Detached ADUs

California allows up to 1,200 square feet detached. Wildomar is where that number actually gets used. Large parcels in Sedco Hills, The Farm, and Windsong Valley often hold a full sized unit with real separation from the main house. That separation raises both rent and privacy because your tenant gets a separate entrance, separate utilities, and no shared walls.

Detached ADUs

Garage conversion ADUs

Your garage already has a foundation, a roof, and walls. Converting one is the fastest route to a legal unit. We add insulation, drywall, plumbing, electrical, HVAC, windows, and an entry door. California prohibits cities from requiring replacement parking for a garage conversion, so your driveway stays a driveway.

See our garage conversion work.

Attached ADUs and junior ADUs

An attached unit shares one wall with your house and costs less than detached because utility runs are shorter. A junior ADU carves up to 500 square feet out of your existing floor plan with its own entrance and a small kitchen. JADUs require you to live in the main house or the JADU. Standard ADUs carry no owner occupancy requirement.

Junior ADUs

You are allowed one ADU and one JADU on nearly every single family lot in California.

LOCAL CONDITIONS

What Makes Wildomar ADU Projects Different

Four conditions show up here that do not show up in central Temecula.

The city runs a Pre-Approved ADU Program

Wildomar keeps a set of pre-reviewed ADU plans on file through its PRADU program. Choosing one skips most of the plan check queue, which cuts weeks off your timeline and lowers your design cost. The catch is fit. A pre-approved plan has to work on your lot, your slope, and your setbacks. We compare that route against a custom set on the first visit and tell you which one saves you more.

Septic capacity decides some projects

Parts of Wildomar sit outside sewer service. Adding a second dwelling means proving your existing septic system handles the extra load, or upgrading it. A leach field expansion or a new system changes a budget more than any finish selection will. We check this before you spend a dollar on design, not after.

Well water needs verifying

Rural parcels running on a well need capacity confirmed for a second dwelling. We check this during the first site visit.

Slope drives cost more than square footage

Bundy Canyon and the hillside parcels off Clinton Keith carry real grade. A detached ADU on a sloped pad needs engineered foundation work, retaining, and drainage. That is labor and engineering, not materials, and it belongs in the quote from day one.

BATHROOMS

Bathroom Remodeling in Wildomar

Wildomar housing splits into two groups. Older Sedco Hills and Wildomar Trails homes carry original 1970s and 1980s fixtures. Newer tract construction from the 2000s is now 20 years old with builder grade tile and failing grout. See our bathroom remodeling work.

Full bathroom remodels

We take the room to the studs. Rot, failed waterproofing, and corroded supply lines get found and fixed before new tile goes on. You approve tile, fixtures, vanity, lighting, and layout before demolition starts. Most full remodels run three to five weeks.

Walk-in shower conversions

Pulling a step-over tub and building a curbless walk-in shower is our most requested bathroom job. We slope the pan for drainage, install slip resistant tile, and block grab bars into the framing so they carry weight. This lets you stay in your home.

What we protect while we work

We contain the work area with plastic and zip walls, protect the flooring on the path in and out, and clean the site daily. The rest of your house stays usable.

ADDITIONS

Room Additions and Loft Builds

Not every space problem needs a separate unit. A room addition extends your footprint for a bedroom, an office, or a larger living area. A loft addition builds usable space above your existing floor plan when the lot leaves no room to expand sideways. Both need structural engineering, permits, and inspection.

PERMITS

Wildomar Permits and Approvals

Wildomar incorporated in 2008 and runs its own Building and Safety Division. Water and sewer service comes from Elsinore Valley Municipal Water District, so any sewer connection or septic question routes through EVMWD or Riverside County Environmental Health depending on your parcel.

State law governs the ADU basics regardless of city: 1,200 square feet maximum detached, 500 square feet for a JADU, four foot side and rear setbacks, a 16 foot height limit for a standard detached unit, and a required decision on a complete application within 60 days.

We submit the application, respond to every plan check correction, and schedule inspections. You do not sit at a counter.

What Temecula Valley homeowners say

More than 350 completed projects in Southern California and the Temecula Valley, and a five star rating across Google, Yelp and Houzz.

As a plumbing contractor I've worked with a lot of builders over the past 25 years and the truly exceptional ones are few and far between. Woollard Construction is one of the best. We routinely go back to homes they've either remodeled or performed additions to years later for general plumbing maintenance or repairs and the homeowners still speak glowingly of their experience with Woollard construction even decades later. There is only ONE home builder I regularly recommend and that is Woollard Construction.

We received several quotes before going with him, and his price was extremely competitive, especially considering the quality of his work. I was concerned about having the bathroom be an unusable mess during the remodel, but Spencer left it spotless each time he finished for the day. He communicated clearly every step of the way and was prompt and thorough.

California law allows one ADU and one junior ADU on nearly every single family lot in the state, and Wildomar follows state law. Your lot size, setbacks, and septic capacity determine what size unit fits. We confirm this on the first visit.

Design and permitting run two to four months. Construction runs four to seven months depending on size and site work. Using the city pre-approved plans shortens the front end. Garage conversions move faster on both ends.

No, not for a standard ADU. California removed the owner occupancy requirement for standard ADUs permitted after January 1, 2020. Junior ADUs still require the owner to live in either the main house or the JADU.

Sometimes. If your parcel sits outside sewer service, the county checks whether your existing system handles a second dwelling. We test this first because the answer moves the budget more than any other single factor.

Check three things on any builder: an active California license, finished ADU projects you can go look at, and a written scope naming materials. Our license is B-842038 and we will show you completed work in Wildomar, Murrieta, and Temecula.

Yes. We contain the work area, protect flooring, and keep the rest of your home usable. Most full bathroom remodels run three to five weeks.
