California allows up to 1,200 square feet detached. Wildomar is where that number actually gets used. Large parcels in Sedco Hills, The Farm, and Windsong Valley often hold a full sized unit with real separation from the main house. That separation raises both rent and privacy because your tenant gets a separate entrance, separate utilities, and no shared walls.
Your garage already has a foundation, a roof, and walls. Converting one is the fastest route to a legal unit. We add insulation, drywall, plumbing, electrical, HVAC, windows, and an entry door. California prohibits cities from requiring replacement parking for a garage conversion, so your driveway stays a driveway.
An attached unit shares one wall with your house and costs less than detached because utility runs are shorter. A junior ADU carves up to 500 square feet out of your existing floor plan with its own entrance and a small kitchen. JADUs require you to live in the main house or the JADU. Standard ADUs carry no owner occupancy requirement.

Parts of Wildomar sit outside sewer service. Adding a second dwelling means proving your existing septic system handles the extra load, or upgrading it. A leach field expansion or a new system changes a budget more than any finish selection will. We check this before you spend a dollar on design, not after.
Rural parcels running on a well need capacity confirmed for a second dwelling. We check this during the first site visit.
Bundy Canyon and the hillside parcels off Clinton Keith carry real grade. A detached ADU on a sloped pad needs engineered foundation work, retaining, and drainage. That is labor and engineering, not materials, and it belongs in the quote from day one.

We take the room to the studs. Rot, failed waterproofing, and corroded supply lines get found and fixed before new tile goes on. You approve tile, fixtures, vanity, lighting, and layout before demolition starts. Most full remodels run three to five weeks.
Pulling a step-over tub and building a curbless walk-in shower is our most requested bathroom job. We slope the pan for drainage, install slip resistant tile, and block grab bars into the framing so they carry weight. This lets you stay in your home.
We contain the work area with plastic and zip walls, protect the flooring on the path in and out, and clean the site daily. The rest of your house stays usable.
Not every space problem needs a separate unit. A room addition extends your footprint for a bedroom, an office, or a larger living area. A loft addition builds usable space above your existing floor plan when the lot leaves no room to expand sideways. Both need structural engineering, permits, and inspection.
Wildomar incorporated in 2008 and runs its own Building and Safety Division. Water and sewer service comes from Elsinore Valley Municipal Water District, so any sewer connection or septic question routes through EVMWD or Riverside County Environmental Health depending on your parcel.
State law governs the ADU basics regardless of city: 1,200 square feet maximum detached, 500 square feet for a JADU, four foot side and rear setbacks, a 16 foot height limit for a standard detached unit, and a required decision on a complete application within 60 days.
